Your Tenancy Journey
This page provides a general overview of applying for, commencing and ending a residential tenancy managed by Platinum Acres. Requirements may vary depending on the property, tenancy agreement and applicable South Australian residential tenancy requirements. Please contact our office if you require assistance.
01. Applying for a Property
After inspecting a property, you may submit an application using the prescribed South Australian rental application form. The advertised weekly rent and applicable bond will be stated in the application.
Depending on the information requested in the application, you may be asked to provide:
- A completed prescribed rental application form.
- Contact and identification information.
- Information about your proposed tenancy and previous rental details, where permitted.
- Up to two documents supporting each permitted category: identity, ability to pay rent and suitability to enter into the tenancy.
- Up to two references, where requested.
We will review the information provided, undertake permitted checks and contact relevant references where required. Suitable applications will then be presented to the property owner for consideration. Submitting an application does not create a tenancy or guarantee that an application will be accepted.
02. Preparing for Your Tenancy
If your application is accepted, a member of our team will contact you and explain the next steps. You will receive a residential tenancy agreement setting out the agreed rent, bond, term and other applicable conditions.
Before the tenancy commences, all tenants named on the agreement must complete the required signing process. You will also be provided with the prescribed tenancy information and documents applicable at the commencement of the tenancy.
03. Payments and Key Collection
Before keys are released, the tenancy agreement must be completed and the required commencement arrangements confirmed. Payments requested at the beginning of a residential tenancy may include:
- Rent in advance: up to two weeks’ rent.
- Bond: up to four weeks’ rent where the weekly rent is $800 or less, or up to six weeks’ rent where the weekly rent exceeds $800.
The exact amounts and payment instructions will be confirmed before the tenancy commences. Keys are generally released on or after the commencement date once the required arrangements have been completed.
04. Inspection Sheet
You will receive an inspection sheet recording the condition of the property at the beginning of the tenancy. Please review it carefully, record any additional observations and return it within the timeframe advised by our office. You should retain a copy for your records.
05. Ending Your Tenancy
Periodic tenancy
A tenant ending a periodic tenancy without providing a particular reason must generally give at least 21 days’ written notice, or one month’s written notice where rent is paid monthly. The appropriate prescribed notice should be used.
Fixed-term tenancy ending on the agreed date
A tenant intending to leave at the end of a fixed-term tenancy must generally provide at least 28 days’ written notice using the applicable prescribed notice.
Ending a fixed-term tenancy early
If you need to leave before the agreed end date, contact our office in writing as early as possible and advise your proposed vacate date. Depending on the circumstances, a tenant may be responsible for certain loss-of-rent, advertising or re-letting costs calculated under the applicable requirements. The owner or agent must also take reasonable steps to limit any loss.
